Adding Value to Your home

Before you start digging a pool in your backyard to increase the value of your home (spoiler, it won’t), here are a few small items that provide the biggest bang for your buck. 

1). Paint. We all know there is nothing like walking into a brand new home with the overwhelming smell of new carpet and freshly painted walls. Based on the cost vs value ratio, paint tops the chart. If you are looking to add value before selling your home, go with a white/light color pallet to invoke spacious and cleanliness thoughts for buyers. Feeling handy? You can rent a paint sprayer from your local big box hardware store & take a crack at it yourself if you value cost over time. 

2). Kitchen. Remodeling a kitchen sounds expensive, but think of your kitchen in 5 sections: flooring, cabinets, countertops, backsplash, and appliances. If you can update 1 or two of these sections it will create a huge value add to your home (maybe painting the cabinets doubles into your paint plan as well). And yes, updating your cabinets can be as easy as painting the boxes and updating the hardware.

3). Bathroom. Updating your bathroom can also be combined with your new paint plan. Getting rid of an outdated vanity and buying a premade freestanding vanity is relatively easy. Most freestanding vanity kits include the countertops, just pick the faucet. Also, simply swapping to an oversized showerhead, will make it impossible for people not to say, “wow that’s a great showerhead” when they see the bathroom.
